Oddly, I feel like Covid sort of helped? Thanks to it, we have a lot of outdoor dining and fewer, though some slow streets that stuck around that we would not have had otherwise.

I do agree with you on the third places. It's not on most businesses' radar. We need a fix in all types of space.
