I am under rental control so increases are “controlled” and predictable, if and when they come at all. But the long-term plan is to buy a small apartment for cash (not in the US) and eliminate the bulk of my housing expense.

Rent increases are nothing compared to the cost of serving a mortgage and maintaining a home.
